A recent mould remediation project in a Melbourne apartment highlights why surface-level cleaning often fails to address hidden mould issues.
We recently assessed a property where the occupant reported an ongoing musty smell and repeated mould regrowth even after prolonged use of dehumidifiers. Read on to know more how Mould Busters Melbourne dealt with the situation.
The Problem
The occupant reported ongoing musty odours and recurring mould in the bedroom despite regular cleaning. There were also concerns about poor indoor air quality and possible hidden moisture, with no obvious active leaks visible at the time of complaint.
The issue persisted even with the use of a dehumidifier, suggesting an underlying moisture source rather than surface condensation alone.

The Investigation
Mould Busters Melbourne conducted a comprehensive mould and moisture inspection in accordance with IICRC S520 guidelines.
Key findings included:
- Elevated relative humidity in the bedroom (75.9%), exceeding mould-supporting thresholds
- Thermal imaging anomalies along the rear corner wall and skirting, indicating concealed moisture
- Elevated moisture readings within walls, skirting, carpet smooth edge, and flooring junctions
- Visible mould growth to plasterboard, skirting boards, carpet backing, smooth edge, window frames, and furnishings
- External assessment identified the affected wall adjoining a lower roof area, indicating likely water ingress rather than purely condensation-driven mould
These findings confirmed the presence of hidden moisture within the building envelope, supporting active mould growth beyond what was visible on the surface.

The Discovery
Following targeted investigation and controlled opening of affected areas, hidden moisture was confirmed within the wall assembly. Prolonged damp conditions had triggered extensive mould growth on internal materials, including structural components behind the plasterboard.
This reinforced the need for source removal remediation, not surface treatment alone.

The Solution
Once the moisture source was identified and rectified, Mould Busters Melbourne carried out professional mould remediation works in line with IICRC S520 best practice, including:
- Establishment of appropriate containment and HEPA filtration
- Removal and disposal of mould-affected materials where required
- Mechanical cleaning and antimicrobial treatment of exposed structural elements
- Thorough drying of all affected building materials prior to reinstatement
- Post-remediation moisture verification to confirm conditions were suitable for rebuild

A formal post-remediation moisture content inspection confirmed:
- Timber framing moisture levels between 9.2%–11.4% WMC, well below IICRC maximum thresholds
- Plasterboard readings within normal dry range
- Ambient relative humidity reduced to 55.6%, below mould-supporting levels
- No remaining elevated moisture capable of supporting regrowth.

The Result
- Affected areas were verified as dry, stable, and compliant with IICRC standards
- Conditions required for mould regrowth were eliminated
- The property was cleared for reinstatement works
- Ongoing odour issues were resolved, and the apartment was secured against future moisture-related deterioration
This case highlights the importance of proper investigation, source identification, and verification, rather than cosmetic mould cleaning.
